The ladder is worth noticing. The largest Northwoods plot is about 2.7 times the smallest, so a single layout serves a buyer who wants a compact starter plot and a buyer who wants room for a large home and garden. Concorde's pages for Hillcrest on NH 44 (56.5 acres, 731 plots) and Equity at Malur (24.5 acres, 322 plots) describe the amenities and the scale of each layout; ask Concorde for the sanctioned layout plan of either one if you want its plot-by-plot sizes.
Northwoods is a past project in another city. It says how Concorde divides a layout, and it is not a statement about any plot at Doddaballapura.

All five are registered with K-RERA, but the four portal-reported rows come from listing sites and are not confirmed against each developer's own plan. Treat them as an indication of the range, and ask the developer for the plot schedule before you decide.
Three patterns stand out. First, 1,200 sq ft is the common entry point: all five layouts start at that size or below it. Second, the largest regular plots run from 1,500 sq ft at Northwinds to 3,000 sq ft at Windsor Hillside, so Northwoods at 3,200 sq ft sits above the top size listed in any of them. Third, compact plots are a feature of a few layouts only: Sattva Ekatra's standard sizes start at 600 sq ft, with odd-sized plots below that and Zuari KinetiX starts at 845 sq ft. If you are comparing, line up the same size across layouts rather than the headline range.
Choosing a Plot Size
A plot size is a set of trade-offs between frontage, depth, shape and budget. The checks below apply to any layout, whoever the developer is.
Frontage and depth
Frontage is the side that meets the road, and depth runs back from it. A 30x40 plot and a 20x60 plot cover the same 1,200 sq ft, but they suit different homes: the wider plot gives more room for a car bay and a front elevation, while the deeper one suits a long, narrow plan. Sketch the home you want, or ask an architect to, before you commit to a size.
Corner plots and facing
A corner plot has roads on two sides, which usually means more light and a second entry. Ask whether the developer charges a premium for corners and how many the layout has. For facing, read the sanctioned layout plan: it shows which side of each plot meets the road. Decide your preference first, then look at the plan, not the other way round.
Shape and the buildable area
Regular rectangles are simplest to build on. Odd-shaped plots, which some layouts include, can be priced differently and need a design that fits the shape. Whatever the size, the home must follow the building rules of the planning authority for the layout, so ask what area you can build on and get the plot number and dimensions in writing from the sanctioned plan.
Size, budget and registration cost

Concorde's plotted layouts to date range from 15.9 acres at Northwoods, Hubballi, to 110 acres at Opus One on Kanakapura Main Road, with Hillcrest on NH 44 at 56.5 acres and Equity at Malur at 24.5 acres. Hillcrest adds underground sewage, piped water to each plot and a primary water treatment plant and, as Concorde states, a 20,000 sq ft clubhouse, 60+ amenities and 16 themed parks, where Northwoods lists a sanitary line and a water supply provision for each plot and landscaped parks. These are past projects, and Concorde has announced nothing for Doddaballapura.
